How to Waterproof Your Basement for Winter

Prevent Chimney Leaks This Winter

Winter weather can expose weak points in your masonry. Meltwater and freeze–thaw cycles widen tiny gaps, turning hairline flaws into leaks. Use this checklist to keep your basement dry and stop chimney-related moisture from finding its way into walls or the basement.


1) Inspect & Seal the Weak Points

  • Walk the walls, floor, and wall–floor joint.
     
  • Seal hairline cracks and pipe penetrations with masonry/epoxy products.
     
  • Book a pro if you see movement cracks, recurring wet spots, or efflorescence.
     

2) Control Roof Runoff

  • Clean gutters; tighten brackets; fix sagging sections.
     
  • Extend downspouts well away from the foundation.
     
  • In problem corners, add a splash block or buried extension.
     

3) Improve Grading & Add Drainage           (where needed)

  • Ensure soil slopes away from the house.
     
  • In low spots, create a shallow swale or install a French drain to redirect water.
     

4) Add Interior Defenses

  • Waterproof coatings on sound concrete/block reduce minor seepage.
     
  • Sump system: test now; consider a battery backup. Interior perimeter drains → sump are effective for wet basements.
     
  • Humidity control: run a dehumidifier; prevent condensation on cold surfaces.
     

5) Maintain the Chimney

  • Cap & crown: intact cap keeps water out; a crack-free crown stops saturation and freeze damage.
     
  • Mortar & brick: repoint missing/crumbling joints; replace spalled units to block water pathways.
     
  • Flashing: repair/replace lifted, rusted, or poorly sealed flashing at the roofline.
     
  • Breathable water-repellent: a pro-grade, vapor-permeable treatment sheds rain/snow while letting the stack breathe.
     

6) Winter Habits That Help

  • Pull snow away from the foundation after storms.
     
  • Address icicles/ice dams early so overflow doesn’t soak walls.
     
  • Glance at ceilings/walls near the chimney and basement after thaws.
     
  • Re-test the sump during warm spells; confirm discharge is clear.
     

7) When to Call a Pro

Persistent puddles, musty odors, widening cracks, or stains that return after DIY fixes point to exterior pressure or structural issues. Likewise, chimney crowns with visible cracking, missing mortar, or flashing that won’t stay sealed need professional repair.
